| Full color brochures: We make a point of having full color brochures in a box available at each of our listings. Our experience has shown us that homes having brochures available filled with full color photos and descriptions are very compelling to potential buyers, probably because images and colors are far more memorable than just words. Thanks to our desktop publishing facility we can design and print our own professional brochures, post cards and marketing material. And we can make any change any time we need. |

Multiple Listing Service (MLS): We are part of the MLS of Tulsa REALTOR®, the online computer network available only to its member brokers and agents. Within hours of listing your home we submit a digital photo and the descriptive elements of your home. We personally take and submit our own full color pictures to ensure that your home has the best possible representation on the MLS. This way, within 24 hours of being listed, your home's description and photo is available to the real estate community in the Greater Tulsa area. |
Advertise on the World Wide Web: Since 75% of homeowners working with a real estate agent expect their home to be listed on as many Internet sites as possible, according to research firm Market Facts, we advertise our listings globally and locally. To advertise globally, we post our listings on the six major online real estate sites. Each listing is accompanied by photos and a complete description. After one week we give the homeowners a printed copy of their property as it shows up on these sites. Locally, we put our listings in sites that serve the city of Tulsa. |

This is the largest real estate site on the Internet. On Realtor.com®, Michael holds a Web site on his own with a link to all of his residential listings. Realtor.com®'s statistics says they have over 1.6 million unique users viewing more than 166 million pages views per month. Each home is viewed more than 201 times, on average, per month. We take full advantage of Michael's Web site and post up to six photos of each listing, showing the exterior as well as the interior of the homes. |
Newspaper adds: We advertise each Saturday in the World of Homes, the Tulsa World's magazine dedicated to real estate. Besides Saturday, the magazine is available through the week at major retail and convenience stores. The classifieds from the Tulsa World are also available at the Newspaper's Web site. |

The professional brochures we prepare are mailed to over 500 owners and renters, past and present clients, announcing each of our new listings. We also mail post cards featuring one or more of our listings with color photos and descriptions. |

This equipment allows us to upload photos and property data on the Internet immediately, get last minute information for our clients and write contracts from anywhere, our car or your kitchen table. |
